Consider Your Budget

Where would you like to live? How many bedrooms do you need? Do you need to be near to local amenities or transport links? All of these things can add to the cost of renting for a tenant so it’s important to do your research and see how this stacks up against your budget.

 

What are Your Non Negotiables?

What are your absolute non negotiables when renting a property? Do you need a garden for your children? Do you need a landlord who accepts pets as part of your tenancy? Do you need an allocated parking space? Do you have your own furniture or do you need to rent a fully furnished property? Keep these in mind as you search for a property and rule out the ones that don’t offer what you need.

 

Make Sure all Agreements are in Writing and Signed

This is a biggie! Always ensure you have an official tenancy agreement which is signed by you, your landlord (or their agent), the document is in writing and you have a copy of it. This can save you tons of headaches down the line throughout the term of your tenancy.

 

Communicate

Communication is key. If you notice anything about the property which needs to be kept in check and is the responsibility of your landlord, you need to contact them and let them know. This will avoid problems getting worse or the blame falling on your shoulders for letting any repair issues get out of hand. Inform your landlord and let them resolve the problem as if they don’t know, they can’t help.

 

Is the Property Secure and Safe?

Is the property secure? Are there locks on the doors and windows? Is the property alarmed? Have all the necessary gas and electricity safety checks been signed off by a qualified professional? If you are in doubt about any of the above, it’s important to talk to your landlord and find out before you move into the property.

 

Ask for a Walk Around

You have already viewed the property and decided it’s the right one for you but ask your landlord or their estate agent for another walk around to make an inventory of the state of the property and document any existing damage. You could both sign a checklist relating to this ensure you don’t lose your deposit upon vacating the property.
