At the end of 2019, it was revealed that landlords have to comply with 156 pieces of regulation. In 2010, the pieces of regulation landlords had to comply with stood at 118, rising by 32%.
Of course, in 2020, there are new compliance issues for landlords to manage, and some existing regulations have been updated. Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020

Not all landlords currently have to comply with the regulations, which will be updated in April 2021, but it is useful to review the regulations and determine if you must make any changes.
Extension of Homes (Fitness for Human Habitation) Act
The Homes (Fitness for Human Habitation) Act provides a platform for tenants to sue their landlord for damages if the property isn’t of a suitable standard. Landlords can be forced to undertake improvement work at their rental property.
The Act was introduced in March 2019 for new tenancies but as of March 20 2020, the Act was extended to cover existing tenancies.
Minimum Energy Efficiency Standards
From April 2020, the Minimum Energy Efficiency Standards (MEES) have been extended to all tenancies. Any landlord with a rental property which has a rating of F or G will not be allowed to legally let this property.
Extension of Tenant Fees Act
As of June 2020, the Tenant Fees Act has bene extended to cover all existing tenancies and this limits what landlords can charge fees for.
