Focus on the Outside

A lot can be garnered by the outside of a property before you even set foot over the threshold. It’s a good idea to arrive early for your property viewing to have a long walk around the outside of the building before the agent arrives, this will allow you to look for any potential problems. Keep an eye out for leaks in the gutters or the general state of the building, as if it hasn’t been well maintained on the exterior, there could be further hidden surprises.

 

Ask Questions

The agent will willingly tell you about all the good parts of the property, they want to sell the house! but it’s your responsibility as the potential owner to ask probing questions, and get a clear idea of what you are letting yourself in for with the property down the line if you decide to go ahead with the purchase. Has the house been extended, refurbished or rewired? How many times has the house gone up for sale in recent years?

 

Are You Thinking of Renovating?

If you can see more potential in a house you are viewing, such as extensions or major building work to create the home of your dreams, then check out if it will be feasible and arm yourself with the facts to make an informed decision. Are there any drains or manholes which will scupper an extension plan or make it too costly?

 

Know the Tell-tale Signs of Damp or Structural Problems

Damp is easy to spot if you know how. Keep your eyes low and look for signs of damp or dark patches of mould on the walls inside, a damp or stale smell as you enter is also a tell-tale sign. Take a look around the windows and take note if you spot any water droplets or condensation. Signs of structural problem include cracks in the walls, floor or chimney, uneven windows or doors or ones that don’t open properly.

 

Take a Checklist

A great tip is to sit down with a pen and paper before your viewing and draw up a checklist of questions to ask and things to look out for, this can help you to stay on track on the day and not become blindsided in the viewing by the excitement of buying a house.
