Covid 19 – Tier 3 Update

We know the stamp duty holiday is encouraging many people to consider making a move in the housing market. We also know people are looking for assurance or guidance regarding any activity in the property market right now.

Can I still book a valuation or photography appointment?

Yes, since coming back from national lockdown, we have strictly adhered to government guidelines whilst undertaking all safety measures that are advised. All members of staff will sanitise their hands before and after entering the properties and wear appropriate PPE during the appointments.

Can I view any properties remotely?

Yes, we offer a 360° Virtual Tour on each property to minimise interactions between people. At first, we encourage a virtual viewing, which is then followed by a face-to-face viewing if you have a strong interest in the property.

Can I still book a viewing?

Where possible we encourage and follow the above 2 step process of virtual viewings first then followed by a face-to-face viewing.  We will be undertaking safety measures and viewings will not take place if any of the parties have experienced any Covid-19 symptoms or been in contact with anyone who has shown symptoms. Our team will follow government guidelines at all times by wearing a facemask during the viewing and will observe social distancing guidelines whilst allowing sufficient time between each viewing for the necessary cleaning to take place. All parties viewing a property should wash their hands with soap and water (or hand sanitiser if not available) immediately after entering the properties, with internal doors opened and surfaces having been wiped down before they enter.

Can I still move home if my area is in tier 3?

Yes, in tier 3 estate agents, solicitors and removal firms can continue to operate following strict guidance. The government has advised that, valuation, viewings, moving home, can take place under strict safety guidelines.

What about maintenance and safety checks?

Our team will continue to arrange maintenance work and safety checks communicating with tenants at every stage. Social distancing and hygiene measures will be in place throughout the visit and tenants will be contacted with plenty of advanced notice ahead of any required visits. We ask all our contractors to ensure they observe Government Guidance for working safely in other people’s homes.

Can I have tradespeople in my property in tier 3?

Yes, all work should be carried out by following the current government guidelines. Tradespeople should check in advance that no one in that household is showing symptoms of coronavirus, self-isolating or shielding. Both residents and tradespeople also have a responsibility to make people aware if they are experiencing symptoms and rearrange the works in line with government guidance.

How will local lockdowns affect move in dates?

We encourage all parties to be as flexible and as understanding as possible in these difficult times. We will ensure that any keys are appropriately cleaned before being handed over to the relevant party. All clients will be asked whether they have returned to the UK from one of the countries not on the exception list. If clients have returned from a country on the quarantine list, agents can continue to progress their home move virtually until the quarantine period is over.
