A Handy Pre-Viewing Checklist for Vendors!

The most important element of selling your home is the viewings! To create as much interest and as many interested buyers as possible, you will need to prepare the property inside and out. Always allow as much time as possible for this as it will usually take longer than you expect and can rarely be done in a weekend. Take a look at our handy guide below.

 

Clean & Tidy

Tidying and cleaning the property goes without saying but if you are short on time, it’s a good idea to consider a professional cleaning service who will clean the space fairly quickly, thoroughly and to a high standard. If you decide to tackle the cleaning yourself, pay particular attention to windows, skirting boards and light fixtures which can get forgotten.

 

Repair

Repair any obvious faults around the home including light bulbs, leaky taps and that wonky cupboard door! This will avoid any nasty surprises which might put a buyer off. Walk from room to room and make a list of what needs to be done.

 

Make Space

If there is a lack of space in the property, this one is especially important. Remove any unnecessary clutter and try to add extra lighting in the darker corners using strategically placed lamps. The more space you can create, the better.

 

Keep it Simple

Keep the property simple! Forget fussy, pretty or stamping your own style. Decorate with neutral colours and remove personal items or photos, so the potential buyer can envision it as their home; the same goes for any unnecessary furniture.

 

Don’t Forget Outside

Cut the grass, prune flowers or hanging baskets, sweep the paths, remove weeds, tidy away the clutter and keep bins out of view if possible. Have a quick look at the windows and remove any resident cobwebs.

 

Cast a Critical Eye

It’s easy to not ’see’ certain tasks that need doing when we are looking at our home every day, but try and look at the property with a fresh, critical, outsiders eye and things you might not have noticed before will become glaringly obvious.

 

First Impressions

First impressions certainly do count and this has never been more important than when you are selling a property. Try to imagine what you would look for in a property viewing and try to create the same atmosphere. Think clean, fresh, simple and inviting.
